Chimney Repairs in Falkirk
Spotted something wrong with your chimney? AGM Roofing & Building carries out chimney repairs in Falkirk and across Central Scotland, covering everything from quick repointing to full stack rebuilds and chimney removals. Chimneys take a beating from wind and driving rain at the highest point of the house, so over the decades they are usually the first part of a roof to start failing.
The good news: most chimney problems have a clear fix if caught early. The bad news: ignoring a crumbling chimney almost always means paying for roof repairs and internal damp later, once water has tracked down into the house.
Common Chimney Problems
Crumbling Mortar and Repointing
The mortar between stack bricks weathers faster than anywhere else on the property. Once it crumbles, rain gets behind the brickwork and tracks down inside. We rake out the failing mortar, repoint with a matching mix, and re-finish the flaunching around the pot base so water runs off rather than sits.
Damaged Lead Flashing
The lead flashing sealing the chimney-to-roof join is one of the most common sources of so-called roof leaks. Once lead lifts, cracks, or separates from the pointing, rain runs straight into the roof space. We re-dress lead into fresh chase joints and reseal properly rather than bodging with roofing sealant.
Leaning or Unstable Stacks
A chimney that leans is no longer safe. Wind exposure, sulphate attack on old mortar, and water ingress can all push a stack out of true. We assess whether it can be rebuilt in place from the roofline up, or whether it needs to come down further and be reset on sound brickwork.
Pots, Caps, and Cowls
Cracked pots, missing caps, and worn-out cowls let water and debris straight down the flue. We replace chimney pots, fit new caps or bird guards to unused chimneys, and install cowls where draughts or downdraughts are causing problems inside the house.
Signs Your Chimney Needs Attention
- Damp patches or staining on the chimney breast inside the house
- Debris in the hearth or fireplace (mortar dust, bits of brick, small pieces of pot)
- Visible crumbling mortar between stack bricks, often seen from the street or garden
- Missing or cracked flaunching around the base of chimney pots
- Lead flashing that is lifted, torn, or separated from the pointing
- Birds nesting in an unused chimney, which usually points to a missing cap
- A chimney that looks to lean against a vertical window or gable
Some of these are only obvious during a roof inspection, since most homeowners never see their chimney up close.
Our Approach to Chimney Work
Chimney work means working at the highest point of the roof, so we scaffold properly every time rather than trying to work off a ladder. Once the scaffold is up, we check the full stack, pots, flaunching, flashing, and the roof around the base before quoting, so nothing unexpected appears mid-job.
Where repointing or rebuilding is needed, we match the existing brick and mortar colours as closely as possible so the finished stack does not stand out. If your roof is also due for replacement, combining the stack work with a full re-roof is usually more cost-effective than scaffolding twice.
Chimney Removal and Capping Off
Not every chimney needs to stay. If yours is unused, causing repeated damp problems, or adding weight to a roof that is already struggling, it can be taken down in whole or in part and the roof closed up cleanly.
Removal involves taking the stack down to a sensible point (usually below the roofline), making good the opening with matching tiles or slates, and sealing the chimney breast internally. For partial retention, we can cap off an unused stack to stop water and birds getting in while keeping the external look of the house intact.
Chimney breasts internally often carry part of the floor or roof load, so any removal is assessed structurally before any work starts.
